The pitfalls of converting your roof space into a spare room

If you are planning on remodelling or extending your house then your options can be limited with the restrictions of town planning regulations and without having to encroach on your outdoor space. Converting your roof space into another bedroom is something that should not be over looked.

Before you make that decision you first want to make sure you have adequate room in that roof cavity cause there is nothing worse than continuously having to crouch in fear of bumping your head. So checking the amount of space you have is the first thing you should do. Also if you do have enough space in the roof cavity then you then must beware of any structural modifications that have to be made. It would pay to get a builder in to consult on this usually you can get this done for free especially if you get them to quote on the job because they will be of the opinion that it is extra work for.

The other thing you need to address is how are you going to access the new room. Rather than go to the expense of putting in a dedicated stair case which can be costly as well as taking up extra room on the floor below, a better option is to install a roof access ladder.

With most local housing regulations putting a roof ladder in as access to a "bedroom" is usually not allowed so it is best to have this modification described as a loft or extra storage area.
